The hearing will be on the appeal of:

  1.    BZA #335 / 3-2025

Mr. & Mrs. D’Angelo of 86 Abbey Road in said Village, designated as Section 3, Block 15, Lot 5 on the Land and Tax Map of Nassau County.

 The variance is to maintain the construction of a new swimming pool contrary to:

 ·         Section 200-35M in the Village Code in that there shall be a setback of at least 25 feet of landscaped area and 24.6 feet is provided;

 ·         Section 200-8B of the Village Code in that the building area, including all accessory buildings and all structures, shall not exceed 25% (4,076.35 S.F.) and 27.77% (4,519.98 S.F.) is proposed;

 ·         Section 200-8D of the Village Code in that the open space ratio shall not be less than 2.0 and 1.655 is proposed; and

 ·          Section 200-11 of the Village Code in that the fireplace is not a permitted obstruction in the required side yard setback.

  

2.    BZA #336 / 4-2025

Same applicant and section lot and block as above.

 The variance is to maintain the installation of an air conditioning condenser and a generator contrary to:

 ·         Section 200-36(1)(a) of the Village Code in that a/c units may not be located in a side yard setback; and

 ·         Section 200-36.1 of the Village Code in that generators shall be located in the rear yard, not in a side yard setback.
